hey, was wondering if anyone on here might be able to help me out? I'm currently looking for houses for sale specifically in the Indian Village area. I've browsed around online but haven't been able to find much...Does anyone know any websites or Realtor's with houses listed in that area by chance? Even a list of open houses coming up would be really helpful..
Any leads or help would be greatly appreciated!! :-) Thanks !

I've read several places that this woman specializes in Indian Village listings. She is supposedly the "go to" person for IV real estate. At least it's a start.

Oh my God!

I've been pricing houses for a potential move to the DC area for the couple of weeks and those IV prices are beyond comprehension. MY GOD! They are even less than they were ~5 years ago, right? Oh my God!

When I see a 1300sf 1960's ranch in a neighborhood that looked like it got copy/pasted straight out of Hazel Park listed for 810K$, I go to my Detroit realestate happy place. I'm looking at houses that are about the same size and LESS well built than my parents GARAGE back home in Detroit. ay-yi-yi!

They are not less than they were sold for 5 years ago. Many may be less than they were listed 5 years ago.

Blame that on the Muehlberg/Brooks $1m deal on Seminole.

By the way, a nice 4 bdr 3.5 bath, stucco 3 story on Parker (b/t Agnes and Lafayette) is about to go on the market (probably next week).

Buy the equivalent value in stock in whatever heating type you buy into with this house.

That way, you'll have a hedge against your annual heating bill, you will at least get something back in profit sharing and stock growth over time.


Why do you want a HOUSE...they have lawns...especially in this market timing?!

Can you say 'market correction'? You want to be on the down side of that, not staring at it from peak pricing investment.

You gave three real estate agents orgasms just thinking about entering the market right now, darling.

Luckily, the Detroit market will probably NOT suffer as much drop, but we still have scrappers...they all haven't traded those franchises in for the more direct personal crimes just yet.

That's the downside of the size of those IV homes. My neighbor has a buddy that lives over there in a 4,000-5,000 sq/ft home. His heating was well north of $1,000. Something to take into account, as my worst month for heat last year was just shy of $600 for my 2,600 sq/ft. Though I suppose since the pipes run all through my basement, I am actually heating closer to 3,500 sq/ft.

The only thing you 'have' to heat are those pipes, my friend.

Everything above freezing for them is money spent on comfort...OK, everything above about 56 degrees or so.

I think sleeping regularly below that temperature is tough on the immune system.

Dude, that's keeping it at 62 degrees, about the bare minimum for comfort. Though I can turn the heat off at night, as I like sleeping with it a bit colder. God help you if you're one of those people who like it a good 72+ degrees.

That auction should be interesting. I haven't seen an auction in the neighborhood with a starting bid that low ($10,000!)... someone could get a great deal. I've been in that house and it actually has some nice woodwork & features inside, which you don't usually see in the cheapest homes.

Gogo covered almost all of the homes available, although there are also a few for-sale-by-owners, and here are a couple of homes toward the lower end (just for Rustic :-) ), likely fixer-uppers, if those others are too pricey:

IV is a wonderful place but if I was in the market for a home in Detroit, I'd stick to the westside. In terms of name brand neighborhoods: SF & NRP but there are plenty of others as well (SRP, Grandmont, UD, GA ...). IMO better location, more reasonable sizes for homes, even lower prices (!), homes generally maintained in better condition over the decades, nicer neighborhoods overall and better property value retention and in some cases socio-economic stability (both long term and recently). But of course I admit a STRONG westside bias and a bias toward more reasonably-sized homes. In terms of east side tho, I'll admit Berry along a canal would be tempting place to live (looooong drive to Bates/Renaissance or UoD for the kids tho (is there a Bates equivalent on the eastside?)) ...

Yay metroDetroit where one can be a house snob AND, at least if ya live there, it isn't just fantasy!

Spoken like a true westsider. ;) I'm not sure the difference is really that big, but I'd probably agree that the northwest side is in somewhat better condition overall than the northeast side, maybe because the northwest side is more centrally located in the region, which makes it a bit more desirable to some. On the other hand, I think the lower eastside near the river has some promise, what with the upcoming riverwalk and some of the new developments in those areas.

Anyone bidding on 3508 Burns on Friday morning? :-) Since I've been in the house before, here's a sample of some of the nice woodwork in there (the Newel post):

I'm not affiliated with the auction... as someone in the neighborhood I'm just hoping a good person or couple buys the house and will live in it and fix it up, so I'm "selling" it in that sense. There are a few vacant houses in a row on that block, but all it takes is a good homeowner or two to get things going again. Or, I could see someone buying the property to "flip" it, but I'm not sure that would work as well for this type of house.

Worst case of course would be some asshole buying it and trying to pull a mortgage fraud scheme, as has been done with some other homes. At this point with Detroit being the current foreclosure capital of the U.S., I'd hope it's getting too difficult to pull off this type of scheme now. Also, anyone attempting this should know that the local neighborhood association is now watching like a hawk for this type of activity.

I used to have a friend that lived on Seminole on the west side of the street between Vernon and Charlevoix. I believe it was the second or third house from Charlevoix on the left-hand side and it is still currently for sale.
