Ehh, Kid Dynamite, I think the rumors that circulate QL are just as good as the rumors that circulate here. It's not like the handful of people involved in it are leaking information to their thousands of employees. They're rumors like any other.

Spin off businesses opening downtown to meet the need of the additional 4,000 workers downtown?

New loft sales for a small percentage of the workers who'd like to live downtown?

Incentive to companies from out of state to look at/move to the region?

Mikeg: tax exemptions, not subsidies. That is a legitimate form of incentive put to good use here, in order to put employees and a corporation in a place where they can do much more good. This will increase downtown retail, and increase the attractiveness of the region by strengthening the central city. The potential for economic growth, and the likelihood of strongly positive externalities, make incentives a worthwhile thing here. Don't forget the new revenue stream (City income tax) which will counterbalance the incentive if we are looking from a strictly budgetary standpoint.

Exactly. Just knowing the subsidies will expire in twenty years will help the region. Psychologically, it is a relief to know there will be larger rewards down the road. It is something to look forward to, as opposed to wondering what the hell is going to happen next.

The problem is just with the way you phrased your statement

For one the city was already conducting (and still is) a study to get federal funding for a transit system, probably light rail...

Quicken might want the state to get more serious about transit, but the city and state can't commit federal funding to an agreement with Quicken, and a transit system won't get built w/o federal funds...

So it's silly to think the move would be contingent upon a mass transit system...

That aside, there are a number of reasons that moving downtown would be beneficial to Quicken, and while one of terms that Gilbert may have wanted was to get commitments from the state to focus more on transit, it's highly unlikely he would have walked away from the whole deal if he couldn't get those commitments as you are suggesting he would have

my point was that they are all crazy thinking it has to be one extreme or the other

IHD:

There's a difference between Gilbert seeking commitments from the state to focus on transit and the move being contingent on a transit system...

Not only is a focus on transit not the same as an actual transit system, but seeking a commitment to do something in exchange for something else is quite different from walking away from the table if a condition is not met.
