Anyone know what is going on with the little building next to the Guardian? I heard it is coming down, but when? It is an eyesore. Anyone know what’s going to be filling in the space that's left?

Parking garage. Apparantly a classy one with street level retail, though.

The news came out about this last year, but there has been no movement. This would be a premier garage probably for Gaurdian tenants only. I believe they have seen net gains in that building's occupancy, so I am wondering about the holdup.

From what I can tell from the higher floors at 1 Woodward, they look like they are cleaning it up for demo. They have a couple of dumpsters in the back.

Does that mean they are going to build an adjoining tower, with all the grandeur of the original? Maybe even an ornate map of Ontario on the southern interior wall?

This one makes sense though. The way it was pitched is it would sacrifice a vacant, ugly building for a parking garage that would make one of downtown's jewels more viable. If it has ground-floor retail and blends with the building and neighborhood, that's fine with me. Yeah, it's not an ideal solution, but it's the best idea I have heard for that space in a while.

Better be careful calling it an ugly building itsjeff might come in here and start laying the smack down because he thinks it is excellent example of shitty architecture and because of that it deserves to be preserved. :-)

It's going to be awfully difficult to blend with the Guardian, one of the most unique office buildings in America.

I'm okay with the idea, though, since it is putting some retail on a block of Woodward which doesn't have anything street-level, and will help the marketability of the Guardian. Perhaps demand for neighboring, older structures like the one south of the Buhl building will decline, thus clearing the way for some future development.

My 2 concerns are, 1) will it have glass windows thoughout and 2) will it be elevator like the Lofts of Merchants Row being that space is so narrow? And I guess, 3) that the facade matches the Guardian...D'OH and that there is street-level retail (obviously).

Yeah the new garage for 1001 Woodward doesn't bug me one bit. It fills up space and encloses Woodward, and should set a precedent for future downtown parking (although I would still defer to underground parking whenever possible).

It would also be nice if they used the orange Guardian brick for the parking structure skin.

And like I mentioned in another thread, how about a parking garage rooftop glass enclosed restaurant or cafeteria for the office building workers... it would have stunning vistas of lower Woodward.

I doubt they'll use Guardian brick. Most likely is will be some similar colored GFRC (Glass Fiber Reinforced Concrete), which is a very popular (because it's cheap and relatively durable) these days. But, I have hope for this project as the small site forces them to be creative. It will probably be much like the Merchants Row garage, but better in terms of architecture. The Sterling Group hasn't seemed to scrimp, at all, on their restoration of the Guardian, and I don't expect them to do anything less on the parking for it.
