I am very excited and happy to call these fabulously redeveloped building my neighbors. I look forward to their current and future successes. They have done a fantastic job with this restoration and I can't wait to see more.

Why can't it be "The Brush Park of Detroit."? There already is an Ann Arbor, with all of its inherent goodness and wickedness.
Or does this mean that there will be rampant pot on the streets every 4/20? Isn't that fourth. I working on rumour alone here.

Gentrification SAVED Brush Park from becomming the next urban farming prarie. Crosswinds Condos played a significant role of making Brush Park what it is NOW.

I concur that the "Ann Arbor of Detroit" comment is slightly odd. Ann Arbor is what it is for many reasons and really couldn't be easily duplicated. However, I do think that Crosswinds is doing a great job with both the new developments and restorations in Brush Park. My only complaint is that the list prices are fairly high (as are most new condos downtown).

Anyway, has anyone else heard the rumor that Magic Johnson Theatres is going to build somewhere across from the townhouses in Brush Park? Can anyone validate this for me?

In the future, there will be a "Troy of Detroit" and undoubtedly other such references, much to the dismay of the promoters of "Detroit of the 1920s." Why aren't more tee-pee or council dwellings for them to live? There's plenty of space on the local prairies.

That Magic Johnson theater rumor has been floating since I was in high school! I can't believe it's still going around, lol. It was supposed to be up in the Cass Corridor, and was to be built at the same time as Comerica Park... supposedly.

There are a lot of rumors about Magic Johnson Theaters, there was rumors for a long time about one going in Downtown Lansing, in the old Ottawa Power Station.

OK. I used to live in AA. Now I live in Brush Park. I think I can safely say, there is absolutely NOTHING like Ann Arbor about Brush Park. AA has Nothing as cool as what Brush Park has to offer architectually or urbanly. And for that matter, Brush Park doesn't have what Ann Arbor has to offer.... YET! In 5 years, BP will be BETTER than AA and people will beg to live here (ofcourse, I'm assuming we will actually get a Grocery and some retail... :-) )

Detroitduo, the A2 comparison is all marketing. Their goal is to sell condos. Yuppies have very positive perceptions of A2. It's all about the chedda $$$$$.

They have basic staples there (milk, bread, pop, condiments, smokes, snacks, toilet paper, garbage bags, etc.). One of the guys there asked me to bring in a list of items, and he said he will start getting them for us. If you are in the area, I suggest you do the same. People have been clamoring for this type of store, and it looks like management wants to deliver what people want.

245 Edmund is three lots over from their current restoration referenced in the article. They have started the restoration of 245 Edmund and I have been told that the 10-15 townhomes will be new construction between the 2 restorations. I am not sure about the Alfred address.

aram. IMO, yes. Sure, they have a few components scattered, but BP has an energy I don't get in AA.

and in other aspects, AA has people and life, that BP doesn't have. But rest assured. that is changing.

Duo: Gotta disagree with you. BP has a long way to go before it can be compared to A2. Although, BP has more potential overall. In five years the two could be comparable. But for now, there is still too much blight and urban prarie in BP. A2's is a great urban area by Michigan standards and the city has great architecture. Take a walk through A2's old west side or any of the neighborhoods around campus to see what I'm talking about. BP has some great architecture, but a lot of it needs to be restored. Once BP gets more density, restoration and less prarie, then the comparison's can begin. And this is coming from a former A2 resident who lives within sight of BP.

Look, I know what you guys are talking about, but I wasn't the one who made the comparison. I agree, there currently is no comparison, but if it must be discussed, I am stating my opinion. I love living in BP better than I did in AA. The energy I get is better. I know BP ad AA are completely different, but it is my opinion that BP is better (potential and reality). AA's potential is reached. BP is only beginning and the potential and ubanity is staggering.

I knew my comments would invigerate the ex and current AA lovers, but I stand by my opinion. The old West area of AA is nice, but not urban. The downtown AA areas are urban, but the overall feel of the architecture is blah. Some people hate the new condos in BP. I like them. Some people love the condos in AA. I don't particularly care for them.

I always used to say (in my younger years), if I have to live in SE Michigan, I will live in AA. But I was mistaken. I love where I live and wouldn't want to live anywhere else in the region.

Well, that's your opinion of how you feel living in BP as opposed to A2. And that has nothing to do with your argument that A2 doesn't have what BP has "architecturally and urbanly."

Replace it with any other city in SE Michigan and you're right.

AA holds a very special place in my heart. I am not blind to what AA offers or has, architectualy and urbanly. What I find attractive about AA is neither of these things. While the University campus has some very interesting architecture, but outside of that. The Town. I just don't see where I can walk and see beautiful rowhouses or victorian style mansions or old converted Hotels or Art galleries.... all within a small half mile square block, in Ann Arbor?

What I CAN see and walk around in such a square block in AA is very much different and urban... but I don't find it as interesting.

Anyway, you're right. it is my opinion. Besides, I haven't seen an example contrary? Just implications that I'm some swooning Detroiter. help me see I'm wrong. It HAS been a long time since I have been in AA. (btw, the UM campus is off limits. I didn't include WSU in my example.

I don't know, I can't walk around Ann Arbor and find burned-out Victorian homes and weed-covered overgrown empty lots and broken auto glass all over the streets. I guess Brush Park really IS better!

This is what bugs me the most about the relationship between Ann Arbor and Detroit. So often there seems to be more adversity between the two than not. It shouldn't be that way at all. Both cities have a lot to offer the other. The relationship shouldn't be about which one is better or who is more down to earth or whatever. It should be about how the two working together are better than whatever else is out there. I'm hopeful that some of those bridges can be built if and when the Detroit/Ann Arbor mass transit line goes up. But first off people from both cities have to stop snipping at each other.

Mass transit doesn't make people like each other. The north and south sides of Chicago are vastly different and have a certain degree of contempt for each other (though not quite like AA-Detroit), though connected by various 15 minute train rides.

Same with the boroughs of NYC.

Ann Arbor and Detroit.... apples and oranges!

I don't know why people bother comparing them, and then get into a hissy-fit over their discussions. It makes as much sense as comparing Brush Park to Marshall Michigan.

I worked 4 years in Ann Arbor, and 20 in Detroit. The entire scale of the buildings in Ann Arbor are somewhat smaller than Detroit. But they have neighborhoods that are intact, whereas Brush Park is hardly what I would call intact.... more like "remnants". But then Brush Park has some Victorian McMansions that are grander than those "that I have seen" in Ann Arbor.

So stop your "mine is better than yours" mentality. There are no true winners in that debate.

I said nothing negative about AA. Only that I prefer where I live over where I used to live in AA. period. I was also willing to listen to another argument, but all I get is a slap in the face, so fuck it.

I never said BP is better than AA. I'd be crazy to, because it's OBVIOUSLY nowhere near a community yet, but it is changing and growing and that's one thing I like about it.

I expect no less from that person. period. I was just giving my opinion, plus I have a passion for my neighborhood. period. done. moving on. thank you.

So... when is Crosswinds actually going to start putting walls up on the new "Garden Homes"? And since the first phase sold out (right?) and they're taking orders for the second one, does that mean the second building will start soon, also?

Did they sell those two condos in the rebuilt house on Winder?

When do they start the park and the cliubhouse?

Are W. and Garrison ever going to finish the Carlton? What about the Lamar, are there people actually living there now - and why did it sit there almost finished for so long? Was it really all about condo agreements? Does all of this mean they will start the Latham soon once the others are finished?

What about the Crystal... Lofts? I forget the second part of the name. I haven't seen serious construction there yet, just mostly cleanup and prep work.

Has the city made any progress on selling those homes they secured?

Crosswinds appears to be finishing the foundation for the Garden Lofts along 75. It looks like they are also prepping another site for their second location.

They have sold the condos in the rehabbed home on Winder for a pretty penny.

I don’t think Crosswinds has any plans to build a park or club house. When I purchased a unit I was told a community house would be built but was later told that was on the back burner. That would most likely be up to the condo association.

A lot of the condo/loft rehabs in brush park sell their units “White Box” or something. So once an individual purchases the unit he has an option to bring in his own contractors and designers to finish the loft. This might explain why construction appears to be taking so long. I did however notice some people moving in this weekend while walked down John R.

Approximately 7 units of the Carlton are currently occupied and they are closing about 1 per week. The common areas are still not finished, but supposedly will be done by Fall. As for the Lemar, at least 2 units are sold and currently occupied.

As an owner in the Carlton, I can attest to the fact that the developer is taking longer that I would hope

Granted the housing market in Michigan isn't what it may be in the rest of the country but Brush Park is perhaps the greatest deal in the largest 20 cities in America given its proximity to downtown, historic look, and the fact that the buildings are renovated to like-new conditions.

This debate makes no sense.

Ann Arbor is a city covering 28 square miles, with a population of 115,000.

Brush Park is a residential neighborhood in midtown Detroit, covering a half square mile.

Apples and oranges...

Erikd, when they envision Brush Park as the "Ann Arbor or Detroit," I'd bet that they are not referring to the built environment but rather to the people that will live there. They envision the populace of Brush Park being like Ann Arbor (i.e. largely caucasian/asian and highly educated and affluent).

As commonly mistaken, cities are not just collections of buildings but more importantly, they are collections of people.

For reference sake, Ann Arbor is about 75% White, 12% Asian, and 9% Black according to the 2000 US Census.

My point was that Ann Arbor's population skews highly in terms of income and education. The Black population is somewhat skewed downward, the Asian population highly skewed upward, and the White population at par. The Hispanic/Latino presence however is highly skewed, in that it is practically absent.

An "Ann Arbor"-like community in the middle (BP) of a city that is highly skewed in terms of race, education, and income levels would be an interesting thing indeed.

...except for the frat boys who aparently think i'm gay and chase me and call me names accordingly... ...when i'm king, after i get rid of all freeways in the detroit citylimits (to be replaced by reproductions of the historic neighborhoods that once stood there) and put in light rail, i will also rid the world of frat houses and turn them into co-ops and homeless shelters (with giant tvs and keggers)...

Believe it or not Ann Arbor townies used to elect GOP city councilmembers and mayors all the time. The change to an almost total Democratic power structure began in the 1990s. It's now at the point where all but one of the members of city council are dems. Older townies used to have more conservative leanings, but nowadays that town is flooded with liberals. It's far from 100 percent but A2 is decidely more liberal today than it was 20 years ago.

there still is, however, a significant conservative lean throughout the city, even if it doesn't necessarily vote that way. and, contrary to what a lot of people will tell you, the student body is significantly conservative. i presume that our friend Andy here may be a little skewed as a fairly prominent member of the Residential College, but once you get outside the RC, it's far from the liberal mecca people make it out to be.

There is an apartment building on the west side of John R, just north of Adelaide (the building where the new convenience store is located). It is around 6 stories, and I believe they are reasonably priced. Drive by - there is a sign with a phone number posted.

Lurker - I heard that those apartments on John R may be going condo. There is another apartment building on Adelaide between Woodward and John R as well.

That's what happens with "URBAN SPRAWL". If you had purchased all the lots around your home when you moved in, you could have kept that area as idyllic as when you chose to move there.

Don't bitch when retail starts building to service all the new residents. Of course, those newcomers will demand the same amenities they were used to in their suburban neighborhoods. :-)

LOL! yea Jams, you're right. I'm not complaining, though. I've been waiting for this building and the other areas to develop. While, I loved my view before, now I will have neighbors windows to look into! :-) Besides, I still have a great view down Woodward and downtown that can't be taken away.

unless they want to build a giant Bed, Bath & Beyond with a parking lot, you won't hear me bitch about retail (even if it's a stipmall with a parking lot on Woodward).

Those virtual tour floor plans for loft units B, E, and H suck. I hope the floor plans for A, C, D, etc... look better than that crap. If you don't have a flat-screen, wall-mounted TV, there's not going to be a lot of room in the dens and bedrooms of those units.

Royce doesn't like Campus Martius because it makes him have to drive around the park in a circle. He doesn't like ground floor retail that isn't opening the front door for him. And he certainly doesn't like those floor plans because his TV wouldn't fit.
