That web site looks nice. It's a step, although small, forward for the tower. I liked the illustrations and floor plans for it.

Kraemerdesigngroup: What type of work can we expect to see being done on the tower this summer?

I do not think that has been said.

The web site merely said that ownership has transferred to Motown Construction.

Who owns Motown Construction? Anyone? My bet is Higgins has a large stake in it.

Maybe I'm misunderstanding, but it doesn't say he owns it, it refers to him as the "resident agent". I don't know what that means - does anyone know for a fact?

It's got to be a partnership of some kind, or why would you transfer the property? Wouldn't you think?

Liability reasons. If it goes bankrupt the fact that it is under the ownership of a corporation means the creditors can't go after his personal assets only the companies. It could very well be just a protection of his money.

Gumby, the funding source will most likely require a personal guarantee which will allow the funding source to go after personal assets in the event of a default. The LLC helps with accounting and can help with liability that occurs with the different trades.

It's also set up because he does have other partners in the deal and an LLC is the easiest and cleanest way to organize that.

Pardon my mistake, although it doesn't change the basics of what I said. I find it strange that he would put ownership in a Corp., as I can't think of a benefit of doing that off the top of my head but I'm sure he has his reasons.

All - an update. Kraemer Design Group, PLC is complete with the construction documents. The project is going out to BID and submitted for permits on monday.

The project has recieved approval from the Depratment of the Interior (historic tax credits) and the Brownfield is mid-way thru approval.

Like all other 20 million plus projects, financing is very complex, but very much on track. The project looks to close on financing mid-september.

The bulk of construction would start then. It is possible to have construction begin on the old Church's in advance - financing has been secured and there is a tenent negotiating a deal.

Some of you may have seen people inspecting the facade on swing stages. All is GOOD. Unlike the urban myth that the facade was falling off - I can report it is in fantastic shape. Windows are bad, but the stone is fine.

We are just completing the tunnel design - tough with a people mover column next to our building between us the Grand Circus Garage.

All - related to the question of Ownership - Motor City Construciton, Inc. was created to be a new entity formed by a number of investors. It was the mechanism to transfer ownership of the Broderick Tower and the Church's build (which had different owners originally). Mike Higgins is the registered agent, but he is not the President and not the majority equity investor.

Thank you Kraemerdesigngroup. That makes me feel much better about the project. I would just like to clarify, the old church's building is the one-story building with the big half circle overhangs adjacent to the tower?

BTW, what's going on with the Detroit Life Building?

KDG nice to hear officially it's in good shape I kinda figured that when the website went live that the inspection must've went well. What will be the number of units per floor?

As for the corporation vs LLC issue I believe you can take on more investors.

KDG...I saw on your website plans for the Woodward bock, which btw looked amazing. Is that a design that was prepared for redico and actually potentially to be built, or just an idea earlier in the planning stages?

The historic lobby is in take for the most part and will be fully restored. A new lobby of contemporary design will be included off of Woodward.

The number of units per floor varies - there are 127 units from the 4th floor thru the 34th floor. Units range from a few studios, mostly one and two bedrooms units, and there a some three bedroom units.

KDG, a few months back you doubted that the Broderick Towers original fancy top embellishments (which looked something like Chippendale headboards, and were removed decades ago) would be recreated. Is that still the case?

Gistok - you are correct - the fanciful top along the upper roof line are not being replaced. The upper floor of terracotta will be fully restored (mostly cleaned and repaired)

Mind_field - yes, the up lights will be replaced and re-introduced to the project. Plus there new lights for the lower portion as well. Should look great.

KDG--sounds like the parking will be in the Grand Circus Park garage, connected via tunnel. I remember Skulker saying that that garage was funded by bonds for public use, not to be leased out to developments. I'm all for the development...just curious how they got around that requirement. Any idea?

Isn't there a twin parking structure under the Eastern half of GCP? Kales residents only park in the lower half of the west side garage. Perhaps the top half of the west side garage or the east side garage will be used (because the kales garage is nearly full).
