My understanding is the owner is living in out of state. Sounds like another case of someone who doesn't want to do anything with their property until it's a meal ticket. Can't blame them though. |

well that must be a recent development because the most recent press on this building said construction was supposed to start sometime this summer. It seems like most property owners who are waiting for a meal ticket don't develop floor plans and hire companies like Beal and Kraemer to do the design/contracting |

The cost of the architect is not a large portion of the budget. There are usually a lot of schematic and design development stuff just so that the owner can see if he really even wants to do the project. Usually the "cut-off" for the owner to decide is the point at which the schematic stuff would move into becoming construction documents (CDs). So chances are that if KDG or anyone has done the CDs, then the project will happen in some way or another. |

What are talking about Charlottepaul? Architectural fees and studies are not cheap. |

What I mean is that the architect's fees is rarely more than 12% of the cost of construction. For example: http://www.tdarchitects.com/pr oject_fees.html http://www.mtnsun.com/q-articl e4.htm Granted, these are percentage of construction costs, and don't really include all of the preliminary design stuff. The prelim stuff is however usually an hourly fee, not to exceed a certain given amount. Any more questions? |

I heard from someone who wanted to purchase the building and actually go ahead with the development that the out of state owner is very senile... May have something to do with it... |
