Nice web site but it's not visible with Firefox. Disappointing. And yeah, the starting price is a little steep. The closer that price is to $150,000 the quicker those units will sell.

$1900 a month just to live...Why not move to NYC?

$1900/m for a condo taxes and fee in -- that is a steal in most cities.

Wow, I thought the pricing was pretty reasonable for such a prominent location. Maybe a little high for only around 800 sq. feet, but not ridiculous.

$1500 a month mortgage payment?.. I pay nearly half that on a $170,000 property and my down payment was not huge. If downtown continues to improve, that location could easily be worth double that asking price in 5-10 years, IMHO.

I think Defendbrooklyn was assuming subprime rates or something, because a $190k mortgage should be around $1100-1200...

you'd need an interest rate around 9% to get a $1500 payment...

not that factoring in subprime rates is wrong considering that we're talking about Detroit here, but those aren't the rates that most people would get...

It all depends on the interest rate...I was assuming a rate between 6-7% on a 30-year, which puts the monthly payment just below or just over the $1200 mark

You're somewhat right. Thats what I do, and thats what I calculated. A zero point rate for someone with good credit and no money down would put a 30 year P+I around 7..and then there would be PMI, which would add to that payment you are probably not figuring in.

Yes. See the first two posts of this thread.

It "just" got tagged about 2 months ago. See this thread: https://www.atdetroit.net/forum/mes sages/91697/102986.html

And last I checked (last weekend, I think), the spray-paint was still there, no cleanup. It might be worth sending an email to the folks at http://www.twelve-25.com/ that people might be more interested in purchasing condos if they didn't leave giant spray-painted graffiti on the front of their building for months on end. That's the only major graffiti facing lower Woodward that I know of.

Ahhh... The ugly question no wants to ask but is key to making the development go forward. Didn't another small group of developers, similar to the Vinton people, try to rehab this building a few years ago but couldn't because the basement wasn't big enough to facilitate adequate parking for it?

Toolbox, I would hold your judgement until the project actually starts to sell. We'll see how many buyers there are for a property that only has offsite valet parking.

Even if there isn't dedicated parking, the 1001 garage is half a block away at Gratiot and the Premier garage is across the street. Do you really think parking is an issue here??

Right now it doesn't matter what we think. It matters what the lenders think. But it would be a huge step forward for Metro Detroit if a bank decided to finance a local project that didn't have attached parking. I'm not holding my breathe waiting for that one though.

not limiting parking, no. there are codes in place, however, that limit heights, setbacks, etc. which ultimately limit the number of spaces you can fit in a building. corresponding to zoning, of course.

Thank you everyone for making it known and noticing that one of my photographs was in the rendering. Its flattering both the use and recognition, but permission wasnt granted for its use and KDG was kind enough to email me to try to fix the issue. Hopefull the situation will get resolved. Thanks again.

btw the development looks like a real winner and it will be nice to see another building on Woodward rehabilitated.

$1900 is a steal for ownership! I live in Orange County, California and the condos in my neighborhood are going for $950k for 800 sq ft AND the salary is not adjusted here like so many people think! The problem here is foreign investment and flippers. Our wages are still the same as the rest of America from what I can tell (and I just had to hire some people, so I know the salary stats!). PLUS we have HIGH taxes, including SDI, which MI does not have (and the prop tax on the homes across the street from me are around $20k/year based on a real estate search I did last week)! The grass is greener in Michigan - trust me!

I'd move back to Detroit in a heartbeat if I could make a living there, but I would have trouble finding the same level of employment there as I have here. My job is why I left in the first place (it was moved out of state).
